What Do You Actually Need? Let's Get Clear

Before we look at a single home, one of the most powerful things we can do together is get honest about what truly matters to you. Not what looks good on a listing — what you actually need to live well. Here's a simple framework I love:

Must-Haves — Non-negotiable. If a home doesn't have these, it doesn't make the list. Think location, bedrooms, proximity to the people and places that matter most.

Nice-to-Haves — You'd love them, but you won't walk away without them. A garage, a second office, a bigger yard. These make a good home great.

Dream State — Think big here. A farmhouse sink, a walk-in closet, a soaking tub. If a home checks everything else and has one of these — that's your home.

Once your list is ready, bring it to me. We'll use it to stay focused, stay intentional, and make sure that when we find the one — you'll know it

The Number That Opens Doors

Here's something the industry rarely takes the time to explain clearly — and it's one of the most important numbers in your home buying journey. Your debt-to-income ratio is simply the percentage of your monthly income that goes toward debt payments. Lenders use this number alongside your credit score to understand what you're ready to take on. If a large portion of your income is already going toward existing debt, a lender may need to see some of that paid down before approving a loan — and that's not a closed door, it's a roadmap. Every lender is a little different, which is exactly why connecting with one early is so valuable. A good lender won't just run your numbers — they'll show you where you stand today and exactly what it takes to get where you want to go
